The following reflect all residential properties sold on the RMLS in Hood River County in 2011.





Final 2011 data for Hood River County. All residential sales on the RMLS. The first graph is the number of sales for 2011 - significantly down at 158.

The second graph shows median and average sales prices for the county. Median price dropped for the third year, while the average sales price increased slightly.

I have been delinquent in keeping these graphs up-to-date. Here is the pending sales data at Nunamakers for October, November and December of 2011.

15 sale pendings on the Nunamaker board for September. Not bleak, not great, just trudging along.

Average sales prices for Hood River County are holding around $308K, with the caveat that the big residential/orchard sale last month skewed the numbers up for the year.

Total numbers of sales year to date is still very low, at 116 through the end of September. Projecting out the rate from the first 9 mos. suggests a total number of sales for 2011 of 155. Not impressive.

A little behind on getting new numbers/graphs posted, but here are the sale pendings at Nunamakers for August. A fair bit of market activity.

Our building project continues with good progress from step to step. House has been wrapped in Vortec, a material along the lines of Tyvek. Just started to put in windows, aluminum clad with wood interiors from Sierra Pacific.

Roof structure over the covered deck has been completed.

Interior walls are framed. Hope to have plumbers and electricians doing their thing next week.


August data for Hood River County. Average sales prices moved upwards by a fair bit, but the movement is due to a large orchard/residence sale at $1.8M that was reported in the RMLS residential data set. Median sales price moved downward, with many sales in the less than $250K range.

Number of sales still down dramatically from past two years.

Another update on our new house. Last Friday night, 9/2, the last roof panel was set and secured. An 8 pm finish wasn't planned, but Garrett and Dave were troopers to complete the project that evening..


Monday, 9/5, the overframing was completed to connect the main area of the house with the master bedroom area.


Interior walls are being built today (Thursday, 9/8).
It's remarkable how quickly the shell of a SIP house starts to come together. The walls and floor of the home were delivered early this past Tuesday, the 23rd of August. It took an hour or two to unload the truck with a boom forklift.
Then, we started to put the floor together. The 10" thick, various-sized panels are numbered, so it's easy to put the panels onto the foundation in the proper place. The floor panels are secured to the sill plate with 11-12" screws. Between the panels go OSB splines, which are glued and later nailed. The floor was completed late in the day on Tuesday.



Two experienced local contractors, Garrett Jans and Dave Sobelman, are providing the construction expertise. And Patrick Sughrue, from Structures NW in Vancouver, WA, has been on site to share tricks of SIP construction.
On Wednesday, we started on the walls, and finished mid-afternoon on Thursday. Garrett and Dave did the lion's share of the work, and are unfazed by the various decisions that need to be made along the way.


Stay tuned. The main roof beams are scheduled for Monday am, then the 12" SIP roof will be installed.
